You need to take good care of the seude regularly... I'll have some stuff for you to try tomorrow. I'm not going to clean it but you can use some of my detailing stuff. As for the rip, I usually called the "ole butt rub syndrome", shit happens with age... not much we can do now but redoing the seats is about the only thing to do.
